How is the rental price determined?

Del Rancho Realty Inc. begins by doing a market analysis based on your property’s size, age, and location, utilizing all resources typically used by potential tenants from the local papers and MLS to rental agencies and the internet. If you want your property to rent out fast, you’ll want to set a competitive price. The higher the price, the longer it will sit on the market. Our goal is 30 days and our team will recommend a price for you.

How do you choose a tenant?

Del Rancho Realty Inc. focuses on income stability and longevity at their last location. Although we don’t aim for perfect credit, we avoid tenants that have multiple collection activities or numerous late payments in the last year. Tenants also undergo background investigations, employment income verifications, and rental history checks.

What's included in the monthly management fee?

When will I receive my check?

Del Rancho Realty Inc. sends owner checks out around the 15th of the month when we receive the rent.

What if you do all this and my property is still not rented?

If your property is being advertised, yet not being rented, the price is probably too high. It’s important to remember that your rent shouldn’t be based on your mortgage payment or what your neighbor’s tenant is paying. Your rent should be based on the market as well as the amount of supply and demand.

 Our team will do a professional market analysis and give you a rental recommendation based on that analysis. Del Rancho Realty Inc. advises that you stay within our recommendation to prevent delays and wasting money on advertising.

When do you begin advertising?

After the property management agreement has been signed and returned to our office with the keys, the property inspection has been completed, and the pictures are finished, our team will start to advertise your rental property.

How long does renting a property take?

Del Rancho Realty Inc.’s goal is to rent it within 30 days, but each property is different. How long it takes generally depends on the market, the time of year, and the price. The more rental properties in your area, the longer it will take because there is more competition.

Can I participate in the process of choosing a tenant?

No. The process will be faster and more efficient if our team does it without you. Del Rancho Realty Inc. will provide you with weekly email status updates and will contact you right away once we have a qualified tenant.

Can I have someone who's already interested contact you?

Yes! We will have them go through our screening process and organize their move-in.

Can I get my check earlier?

No. The rent for your property is due on the 1st of the month and your tenants have a 5-day grace period. After the rent is received, it is processed and deposited into our broker’s trust account. We are required by law to wait until the tenant’s check clears, which can take 7 – 10 business days.

Do you collect interest on the rent?

No. All rent goes into our broker’s trust account, a non-interest bearing account. It’s illegal to collect interest on these transactions per the Department of Real Estate. Del Rancho Realty Inc. does not make money or benefit from keeping your rent payments longer than necessary.

May I contact my tenants or visit my property?

No. Leasing a property guarantees your tenants “quiet and undisturbed use” of it. They are the legal owners while renting and you aren’t able to do anything without their consent. Additionally, the point of property management is to not get personally involved with your tenants, so contacting them or visiting the property defeats the purpose.

Who handles property repairs?

Del Rancho Realty Inc. has an in-house maintenance crew that will handle repairs of any size. After your property is inspected, we will give you an estimate for any repairs needed.

Will you contact me before you perform any repairs?

Del Rancho Realty Inc. takes service calls from tenants and qualifies repairs before going to the property. Small repairs under $200 and emergency repairs are taken care of right away without your authorization. All other repairs require your authorization and we will provide you with an estimate to approve of before work begins.

How much do your repairs cost?

Our rent-ready work is competitively priced.

What about my homeowner's warranty?

If you have a homeowner’s warranty, send it to us when you sign-up and our team will use it whenever possible.

Should pets be allowed in my property?

Preventing pets entering your rental property reduces the likelihood that your property will be rented quickly.
